§ 01 · BRIEF
The quiet corner of a busy hill.

A family office approached the practice with a hillside lot above Silver Lake Reservoir and a simple question: could a 14-unit building be quiet enough for the neighborhood, and dense enough to pencil.

We began where we always begin — with feasibility. Six weeks of underwriting, site-work estimating, and a zoning pre-read produced a number we all trusted. The unit count held. The proforma did too.

Ground broke fourteen months later, under a drawing set our network of architects and engineers developed alongside us. We've held the schedule and the budget to the week and the dollar since.

§ 02 · METHOD
One table. One story.

Our method on № 027 is the method we practice everywhere. Architect, structural, civil, MEP, landscape, interior — all at one table from week one, coordinated in one model, held to one schedule.

The owner sits beside us, not across from us. The GC — our long-time partner BKL Build — joined pre-construction four months before ground break. When the first loads went in, nobody on the site was surprised by anything.
